Century Funding offers a wide range of programs from FHA, Conventional with 3% down, 100% for A-Borrowers blended first & second mortgage purchases, to providing financing for those recently out of bankruptcy.

Refinance/Cash-out:
Lower your current rate and payment and/or get cash-out for any purchase...we have a program for you. Those applicants with good credit can use up to 125% of what your house is worth for an equity loan.

Hard to Qualify:

The Mortgage Process

The steps in the mortgage process are:
1. Decide on the lender or broker you wish to use.
2. Gather your financial data.
3. Meet with your lender representative, or contact their telephone banking group.
4. Complete the application forms.
5. Lender will obtain credit report and property appraisal.
6. Lender may verify data provided on income and assets.
7. The loan is reviewed by "underwriter" and approval granted.
8. Title work is completed on the property.
9. Funds are disbursed to borrower at time of 'closing.'

The process of obtaining a loan may begin even before you locate a home you wish to buy. We offer mortgage products which allow you to be pre-qualified for a maximum loan amount.

Information You May Need To Provide With Your Mortgage Application

1. Name(s) and address(es) of your employer(s) and copies of two most recent pay stubs.
2. Copies of your W-2 forms for the past two years.
3. If you have income in addition to your salary and you wish to have it considered, copies of your federal tax returns for the past two years.
4. If you are self-employed, copies of your federal tax returns for the past two years and copies of your company's year-to-date profit and loss statement and balance sheet prepared and signed by an accountant.
4a. Names and addresses of the financial institutions where you have accounts or copies of your three most recent statements.
5. If you already own property, name(s) or address(es) of the institution(s) that hold your mortgage(s) or copies of your recent statements.
6. A signed copy of your deposit receipt or purchase agreement for your new home.
7. An estimate of your outstanding debt along with account numbers for your credit cards, outstanding loans, mortgages and back accounts.
